Pre-Leasing is when you begin looking for your 2010-2011 home quite earlier than you would in a typical housing market. Because of the strong demand and limited supply of premium housing around The University of Texas campus, students begin signing leases 9-12 months before your lease begins.
Pre-leasing requires the following:
1. Know how many bedrooms/baths you are looking for
2. Know your budget - prices range anywhere from $500 - $1000/bedroom)
3. Know exactly who you are going to live with - Each Resident will be required to fill out an application and sign a lease
4. Know where you want to live (West Campus / North Campus / SoCo / Allendale....)
5. Know who your lease guarantor is going to be (If the applicant does not meet the minimum income requirements (typically 3 times one month's rent), you will need a co-signer)
6. $ - Funds for your application fee - (typically $30 - $75/ applicant and gurantor)
7. $$ - Funds for your security deposit (typically one month's rent and fully refundable within 30 days of your move-out minus any damage beyond normal wear and tear)
8. $$$ - Funds for your first full month's rent (typically due at lease signing within 2 weeks of your application approval)
9. DO NOT PAY ANY LEASING AGENT or REAL ESTATE AGENCY FOR THEIR SERVICES!!! LEASING AGENTS ARE PAID BY THE PROPERTY OWNERS!
