Halloween is near and pre-leasing is moving full steam ahead! Don get left out by missing out on your perfect house for next year.

UT students are already pre-leasing for the 2010-2011 school year. Maybe you are unsure of what Pre-Leasing is so I have included a detailed explanation below. However, feel free to contact a Premier Realty (512-479-9922) associate with any questions you might have.

Pre-Leasing is when you begin looking for your 2010-2011 home quite earlier than you would in a typical housing market. Because of the strong demand and limited supply of premium housing around The University of Texas campus, students begin signing leases 9-12 months before your lease begins.

Pre-leasing requires the following:
1. Know how many bedrooms/baths you are looking for
2. Know your budget - prices range anywhere from $500 - $1000/bedroom)
3. Know exactly who you are going to live with - Each Resident will be required to fill out an application and sign a lease
4. Know where you want to live (West Campus / North Campus / SoCo / Allendale....)
5. Know who your lease guarantor is going to be (If the applicant does not meet the minimum income requirements (typically 3 times one month's rent), you will need a co-signer)
6. $ - Funds for your application fee - (typically $30 - $75/ applicant and gurantor)
7. $$ - Funds for your security deposit (typically one month's rent and fully refundable within 30 days of your move-out minus any damage beyond normal wear and tear)
8. $$$ - Funds for your first full month's rent (typically due at lease signing within 2 weeks of your application approval)
9. DO NOT PAY ANY LEASING AGENT or REAL ESTATE AGENCY FOR THEIR SERVICES!!! LEASING AGENTS ARE PAID BY THE PROPERTY OWNERS!

Last minute housing for Fall 2008

Good news! There are still many off-campus UT housing options for you to move-in by the start of school. Although the options are dwindling quickly, I have access to studios - 6 bedroom homes located in West Campus and North Campus for you. Some properties in West Campus are even offering no deposit, no application fee, internet/cable/parking paid for $649/mo. This is for a brand new property! What a great deal!

As far as houses and duplexes are concerned - I know of a wonderful 4 bedroom home located in Hyde Park and walking distance to a bus stop for only $1900/month. The home is going to have some updated fixtures and paint before move-in as well.

Remember, it is best for you to know exactly who you are going to live with, your budget, desired neighborhood, and desired property type before looking for a place to lease. If all possible, be sure to schedule a time to view properties with all your roommates present during the time of looking. This will allow you to move quickly upon finding your future home! The inventory changes daily due to last minute stragglers leasing units before school starts.
